In 2012, UDGI provided financing for Intrepid Landing, a mixed-use development project, which includes a 44-slip marina, a 22 storage units and 7,800 square feet of office and retail space in Point Loma, California.
The project’s gestation was delayed for many reasons and was still not completed in 2016 when UDGI acquired the property with the goal of bringing it to completion and open for business.
UDGI’s plan was to create a place in the community that everyone could enjoy. A promenade was built in addition to the planned development. Planned storage units were converted to offices to accommodate numerous tenant needs, one building was modified to add more windows, and doors to accentuate the incredible views.
In October 2016, UDGI moved its corporate offices to Intrepid Landing. In addition to creating a beautiful asset with incomparable views and proximity to shopping and popular restaurants stabilized annual returns of more than 10% have been achieved. Creativity and leadership has enabled us to turn this legacy asset to be a profitable project that has greatly enhanced the community.
Whether boating, working, or taking time to relax by the water, Intrepid Landing is now the place to be. All office spaces have been leased at attractive rates. A beer tasting facility opened in February of 2018 and has energized the entire project by bringing a sense of vibrancy and community to the waterfront.
